This agreement defines the scope of preconstruction work — estimating, design coordination, and planning. It allows us to begin developing the detailed plan, budget, and schedule for your project.
It also outlines roles, timelines, deliverables, and next steps leading to a build-ready package. This agreement ensures transparency, avoids scope creep, and sets the foundation for a smooth and predictable project.
You are able to sign the Pre-Construction agreement at any time in the process. Though all of the TownPlan steps must be taken to proceed to Step 4 of the TownPlan House Planner.

Once the the Pre Construction work has been officiated, you will be presented with the expected price-range of the Pre-Construction work to be completed. You will then be able to pre-pay for the pre-construction work up-front using a link provided through the links attached to the email confirmation and copy of your Pre-Construction Contract.
This is where the traction starts to happen. Once the Pre-Construction payment has been received, we immediately start with:
Definition of project scope based on confirmed goals, constraints, and site conditions.
Coordination with and of relevant design and engineering professionals (e.g., design, engineering) to gather inputs.
Developing of a detailed line-item estimate including allowances and contingencies with the information we have on hand.
Creating a preliminary schedule outlining key phases and dependencies, including a payment schedule.
Identification of cost drivers, risk areas, and value-engineering opportunities.
Provision of a written summary that forms the foundation of a full build agreement.
Municipal communications occur to confirm our the build can proceed as planned or whether further variances or permissions are required.
With everything aligned, we provide you with the contract to have the house built on your property.
Shovels hit the dirt. Our target is to get your project to be completed within two months or less.
With each building, you receive instruction in the use of all of the equipment, all manuals, and documentation that tells you what you can expect from your new building over the coming months and years.
